CDAR is proud to announce the availability of new marketplace statistical summaries generated from our REALTOR® member-only Desert Dynamics application. This new Monthly Market Summary will be published early each calendar month, with recent vital marketplace metrics for ease of sharing with your prospects and clients, or for printing and use in your business practice.

These reports can be found in Desert Dynamics under the Market Overview links in the menu dropdown. (You can find Desert Dynamics in the CDAR Dashboard or by searching “Desert Dynamics” in FLEXMLS).

We highly recommend that you familiarize yourselves with our brand-new Monthly Market Summary reports, powered by Desert Dynamics and access these brand-new features that will allow you to highlight the market to prospective clients more efficiently than ever!

Utilizing Native GPS MLS Data

These reports currently use Native GPS MLS data, meaning no datashare data from other MLS systems is included in the analysis. We are working diligently to include other MLS datashares, including CRMLS and other systems that CDAR partners with. We ask that you stay tuned for more information as we continue to make these reports better than before!

New Powerful Reports in Place of the Desert Housing Report

With the rollout of the Monthly Market Summary, the CDAR Board of Directors has decided to discontinue the distribution of the Desert Housing Report to membership as of January 2025. However, we will continue to make the report available to our members through the rest of the year.

An e-mail was sent overviewing the Monthly Market Summary and included a link to the current Desert Housing report. If you did not receive that e-mail, please contact Justin Paige, Chief Creative Officer, at justin@cdaronline.org to request a copy of the report. Please note that the report is still a REALTOR® member benefit and will only be provided to active CDAR REALTOR® members.

How to Access Desert Dynamics

The first step in accessing these new reports is by accessing the Desert Dynamics product. You can get there both through the CDAR Dashboard and via the FLEXMLS Menu dropdown, under “Products.”

Monthly Market Summary Overview

The one-page reports can easily be downloaded by logging into Desert Dynamics, expanding the top-left menu, and selecting the Market Overview Links button. Doing so brings up a clickable index of content by Geography and MLS Property Type.

Selecting a link will load the one-page PDF document for each option, which can easily be downloaded. Members may then email or post these reports to their social media pages, or print them for use in listing presentations or other client consultation settings.”

  • Quick Analysis talking points easily summarize the market and market trends.
  • Summary text content expands on the Quick Analysis above by providing additional metrics, indicators and insights.
  • Key Stats is a data table that summarizes current market activity and compares it to the same month of the previous year, as well as the previous month. Percentage change results allow quick understanding of the comparisons.

  • Buyers/Sellers Market Gauge. Are you frequently asked “How’s the market?” Here’s the easiest way for you to answer that question! This gauge uses a proprietary formula of marketplace metrics to communicate how the market currently favors buyers or sellers.
  • Unit Sales and Median Price Graph. For those seeking maximum recent history and marketplace activity in a single visual, this graph of Unit Sales and Median Prices communicates both! It compares the most recent month’s activity in a 27-month history, allowing you to more easily explain the seasonality of the real estate market, as well as current property values in relation to previous property values.

  • Inventory. Current and historical inventory by month is a critical factor in determining how to position any listing among competing properties, and also to estimate how motivated sellers may be to consider a purchase offer. There are few better metrics to engage a seller in “right pricing” or to motivate a buyer in understanding the success potential of their offer price.
  • Median Sale Price / Sq. Ft. Are prices rising, falling or flat? Marketplace statistics are often skewed by “outlier” properties of large and small sizes. The Median Sale Price Per Square Foot graph interprets current and recent property values in a way that corrects for these variations in property sizes and potentially significant differences.

CDAR leadership and partners have worked hard to design and publish a graphically oriented resource that allows you to better understand current market conditions, and to easily and effectively communicate those conditions to your prospects and clients. MONTHLY MARKET SUMMARY FAQ

Is there a charge for these new tools?

No. This is a member-only benefit provided free-of-charge to CDAR members. MLS-only members, or members of competing Associations of REALTORS, do not have this competitive advantage.

When will these monthly reports be available?

They will publish within a day or two after Desert Dynamics is updated, typically by the 6th or 7th business day of the month.

Will these be emailed to me?

No. You may use the Desert Dynamics app via your MLS dashboard to download all of the reports, or only those that you wish to see and use. (Reports are small in file size and will not take up much space on your PC.)

Are there limitations to my use of these tools?

You are encouraged to use these tools in consulting with your clients and prospects, in marketing your expertise, sharing information about our market via social media, and in other communications as long as you are a REALTOR-member of CDAR and as long as your use is compliant with MLS rules in effect at the time of use.

Why are these geographies limited to the Coachella Valley Market Area, property cities and only some property ZIP Codes?

We carefully considered the sample sizes required for statistical accuracy of the results. Smaller samples sizes at the Country Club or subdivision geographies would be less reliable in this format. (You may see those results in the Desert Dynamics app, however.)

How were the geographical options determined for these publications?

Coachella Valley is intended as a market-wide summary and aggregate of the cities served primarily by GPS MLS. Property cities provide more localized and targeted marketplace understanding. Property ZIP Codes are included for even more localized understanding within those cities having more than one ZIP Code. Cities having only one ZIP Code do not have a ZIP Code-level report.

Will there be training provided?

These new tools and the Desert Dynamics application are intended to make access to and understanding of MLS marketplace statistics easy. We have very few requests for technical training as a result of this careful design and intended function. After release of these new tools, we will carefully monitor user activity and requests for training. However, if training is offered, it is less likely to be technical (related to access, downloading and / or sharing) than it is to be in interpretation of the results to improve members’ marketplace understanding and in their counseling with sellers and buyers.
